Right to work in the UK Scroll down for a complete overview of what this job will require Are you the right candidate for this opportunity DEPARTMENT DESCRIPTION The engineering department provides both a proactive and reactive service to ensure that the residence is maintained to a high standard.

The department covers all aspects of maintenance including mechanical, plumbing, air conditioning, electrics, controls and the building fabric.

JOB PURPOSE To carry out proactive and reactive maintenance tasks in line with the property specific schedules and residential requirements.

None, but costs saving where possible & sustainability in mind.

RELATIONSHIP The job holder interacts daily with the Engineering Team, Housekeeping Team, Concierge Team, Security Team, Spa Team, General Manager, Resident Operations Manager, residents and contractors.

The nature of the interactions is basic involving taking instructions, reporting on work status, advising contractors on work to be carried out and general polite interaction with residents and work colleagues.

The job holder has professional expertise in a core field which is used to carry out work in their own area of responsibility IMPACT The role contributes to operational delivery by taking a proactive and reactive approach to maintenance tasks which ensures the smooth running of all building services as well as ensuring compliance with legal and Health and Safety requirements.

The job holder contributes to the maintenance of the St Amand brand by demonstrating the St Amand values in all interactions.

If the role were not performed correctly the risks include disruption to building services which may impact residents satisfaction, accident and injury as a result of poor Health and Safety compliance which may in turn lead to serious consequences.

The role is managed through daily and weekly meetings at which jobs are discussed and completed work is reported MAKING JUDGEMENTS The job holder will be expected to consult his decisions with Chief/Assistant Chief Engineer, but also to make decisions on the appropriate course of action to be taken regarding repairs and general issues.

Problems faced are generally routine and can be resolved with previous experience and training, however, the job holder may face unfamiliar situations for example, a controls failure on an important item of plant, e.g.

heating or cooling, and in order to keep the plant operating while awaiting the delivery of spare parts, he/she should be competent to arrange an alternative system, without compromising safety, to maintain the supply to the building.

Where the job holder is unable to find a solution he/she must escalate such problems to the Chief/Assistant Chief Engineer for advice.

The job holder participates in a call out rota to cover out of office hours.

When on call out the requirement to make decisions and deal with problems independently is greater.

The job holder plans their own work on a daily basis around the framework of the site planned preventative maintenance schedules.

To carry out basic plumbing and electrical jobs; tap and shower repairs, drain cleaning and plug and fuse changing etc.

To carry out basic carpentry work; lock changing, repairs to kitchen cabinets and lounge furniture, replacing broken elements and silicone sealing etc.

To carry out PPM duties within the agreed limits of their skillset for example fire alarm testing, fire doors inspection and routine outlets de-scaling.

To ensure residencies are prepared for occupation in conformity with the issued check list, reporting any deviations outside their skillset to the Chief/Assistant Chief Engineer.

To be the first line of response to maintenance issues on all types of M&E equipment including Air Handling Units, Fan Coil Units, VRF & split units, Building Management System (BMS), chillers, pumps, electrical controls and panels etc.

To maintain and monitor all building services, property fitments, structure and finishes as listed above.

To liaise with contractors in conjunction with the Chief/Assistant Chief Engineer requests.

To have an input into the planned preventative maintenance program and schedule.

To ensure that all departmental Standard Operating Procedures (SOP) are followed and that the engineering team are fully aware and trained on them.

To assist with achieving the sustainability targets through identifying potential energy and costs saving routines.

To respond to first line IT and telecoms issues within limits of expertise e.g.

Wi-Fi, Access Control, Crestron and Networking faults.

To undertake other duties and tasks that from time to time may be allocated to the jobholder that are appropriate to (the grade of) the job.

To comply with all relevant internal rules, policy and procedures, including those relating to Health and Safety, Data Protection and Confidentiality.

KEY RESPONSIBILITIES To be the first line of response to all maintenance issues.

To report all completed jobs and any outstanding tasks to the Chief/Assistant Chief Engineer daily.

To conduct water treatment tasks and checks, for example hot and cold water temperature logging to eliminate risk of legionella.

To be aware of any hazards or faults and always rectify where possible or escalate to Chief/Assistant Chief Engineer and keeping them informed.

To supervise the work of external contractors whilst on site as and when required.

To check for stock items such as light bulbs and general consumables.

To carry out weekly fire alarm, sprinkler and emergency lights testing to ensure systems are in good working order.

To participate in the emergency, call out rota in order to provide 24-hour maintenance cover.

To contribute to engineering projects as and when required including re-developments and refurbishments.

To ensure the workshop and areas under the direct control of the engineering team are always kept clean and well maintained.

PERSON SPECIFICATION Education/Qualifications/Training :

Required Must have min.

2 years experience in 5 star hotels or residencesGCSE or equivalent English Language and MathsBasic Health & Safety qualification Desired NVQ in Electrical and or Mechanical Engineering, Intermediate Health & Safety qualification Certificate in Legionella control Swimming Pool Operator Certification.

Abilities/Skills/Knowledge :

Required 2-4 years experience gained in a similar role preferably within a similar environment Some ability to read M&E drawings Intermediate MS Office skills Some experience of working at height and using aerial work platforms Ability to undertake manual handling tasks.

Ability to work in confined spaces Good communication skills at alllevels Strong customer service skills Ability to work independently as well as part of a team Good organisation skills Desired Some experience of working in a multi-site maintenance role Pool & SPA plant equipment knowledge This job description is intended to illustrate the key responsibilities of the job of Shift Engineer.
